I offer a variety of services. The first step is to identify what type of project we are going to be working on. Are you starting from scratch - do you have land you wish to build on? Do you have an existing home you wish to remodel? Moving from a different state and need something more than Zillow pictures? Do you live in town and want help house hunting?  

New Construction Design Fee: 10% of proposed construction budget - if you are looking to design a new home I offer full design including schematic design through construction documentation. This fee is split into three phases, before starting schematic design, design development, and construction documentation. 

Remodel / Addition Design Fee: 12% of proposed construction budget - if you are looking to design a new home I offer full design including schematic design through construction documentation. This fee is split into three phases, before starting schematic design, design development, and construction documentation. 

Assistance during selecting and purchasing home to remodel: $5,000 flat fee - I walk up to 10 homes with you and your realtor, offer insight, sketches, precedent images, preliminary budget and confirm local building codes to create a solid vision for what the homes could be. If we do not find your perfect home, we can continue the search for $150/hr.  If you have one potential dream home you'd like to walk with me - my $150/hr fee applies. 

Construction Management / Owner's Rep: Due to many requests to manage the construction of my client's homes I offer owner's representation for the entire construction process for an additional 8% of the construction cost. I have several construction companies I have partnered with and continue to work with that you can choose from, or I can work with any firm you are comfortable with.
